Adaptive Reuse from Industrial to Commercial Office

Our client, an interactive marketing and communications agency was seeking a space to purchase for the relocation of their 23 employee strong company after renting in the Central Business District (CBD) for the past 18 years. Upon identifying a former industrial building in East Nashville, the client recognized the benefits of the site due to its ample parking and proximity to both Five Points in East Nashville and to the CBD.

Due to the former use as a diesel engine refurbishing shop, the client was hesitant about the ability to convert the space, at a feasible cost, into their corporate headquarters that would include dedicated studio space for photography and video production. While the property was under contract, Alta Constructors was consulted to help determine the feasibility of converting the space within a specific budget and timing framework.

The end result was a financially feasible project for the client, which had a completion date that allowed for a move-in within the project timeline thus preventing a hold-over on their expiring lease.
